For most of the last decade, the long-lead item on a data centre programme was the building. That has inverted. Grid connection, large transformers and switchgear now routinely determine the energisation date — and therefore the revenue date — of a facility that is otherwise complete.

What this changes in practice. Power equipment has to be specified earlier and verified harder, because there is no longer time to correct a wrong specification after award. Conversely, a supplier who can offer a shorter or more certain route to delivery is worth more now than a marginally lower unit price with an open-ended schedule.

- Standard and certification mapping — identifying which standards and certification marks the destination market and the project specification actually require.
- Interface confirmation — matching primary and secondary connections, protection interfaces and control protocols to the surrounding design.
- Lead-time and milestone reality — stating assumed manufacturing and delivery milestones explicitly, so the programme can be planned against them.
- Documentation scope — agreeing which test reports and certificates are required, because adding them later changes both selection and schedule.
